Studi Kelayakan Bisnis tentang Pendirian Kos dan Usaha Ekonomi Kreatif di Jalan Simpang Dieng Utara Malang (CD + Cetak)
The increasing number of students in the city of Malang has an appeal for investors to invest in various fields of business and creative economy such as cost and culinary. Universitas Merdeka Malang is one of the favorite private colleges in Malang that has an increasing number of students annually. The number of cost and culinary businesses around Unmer campus has not fulfilled the needs of students. This condition makes the opportunity to establish a cost and culinary business where the cost business is integrated with culinary business carrying the current take away concept in Malang city including Japanesse rice bowl and take away drink.
The purpose of this research is to know the feasibility of investment cost-establishment and creative economic business in Jalan Simpang Dieng Utara Malang based on market and marketing aspects, technical and technological aspects, management aspects, and financial aspects. It analyzes in terms of market and marketing aspects, technical and technological aspects, management aspects, and financial aspects.
The results of this study showed that the market and marketing aspects are good enough to be declared worthy. Technical and technological aspects indicate that the strategic location of the business with the form of building design and technology support is very good so it is declared feasible. The management aspect shows that the establishment of the cost and creative economy has exercised management functions fairly well so it is declared feasible. While the financial aspect shows that the establishment of the cost and creative economy uses its own capital cost which based on the calculation results has fulfilled the valuation of the investment criteria with the value of ARR greater than the profit level, PP or term of return of capital is less than the established investment age, NPV value is positive or greater than zero, the IRR value is greater than the CoC value, and the PI value is greater than one so that the financial aspect is declared feasible.
